The information collected through COBie is both updated and maintained throughout the project life cycle which helps in managing and controlling the entire cycle cost of the building. COBie identifies the information content that must be recorded, captured and exchanged at every project stage. This reduces the waste that is associated with the existing process that involves recording project information on paper.
COBie enables the project designer to provide information like space layout, types of equipment, system list and the specific location of equipment named. On the other hand, the builder adds the equipment model, make and serial number and provides manufacturer warranty, literature and information of the replacement parts. The commissioning agent also records the job plan data including the requirements for associated training, tools and equipment. The ongoing recording of all this information at every stage of the process helps manage the building process better while controlling associated project cost. Plus, it also helps in efficient product data handover (from construction to operations).
The information through COBie can be delivered and represented in a variety of formats. However, the most common COBie data representation is in spreadsheet form. The simple and easy to understand structure of these sheets makes participation possible in the open BIM workflow and that too, without any BIM tool or prior knowledge of the IFC model.
